What you feel you can afford, and what you can qualify to buy, are not always the same number. When it comes to what you can qualify to buy, we will compare your monthly debts, including the proposed mortgage payment, with your monthly income. In most cases, your monthly debts including the mortgage cannot exceed 50% of your gross monthly income. There are many factors that can impact this calculation so I recommend we set up a private consultation to review your situation together.

Most likely, the answer is NO! There are loan options available to allow for 3.5%, or even 0% down. A 20% down payment will reduce your monthly payments though, since they reduce the amount you are financing, but it’s definitely not required for all borrowers.

I recommend getting pre-approved with a mortgage lender first. This will allow you to figure out what you can qualify for, and help prepare you to make an offer when you find the right home for you! Quite often, the first question a realtor will ask you when you start shopping is, “Have you gotten pre-approved yet?”

A PreQualification, or PreQual, is an estimation of what you can qualify for, based mostly on self-reported information.


A Preapproval involves a review of supporting documentation, which could include paystubs, W2’s, bank statements, and tax returns. This helps the lender verify the information used in the estimation of what you can qualify for.
